Sold – Mission Valley Condo

So, a few months ago, I got this call from a business acquaintance saying that her best friend is frustrated. Frustrated because they have a condo that they can’t sell. The listing agent, is not doing anything. They don’t know what to do. They have already tried to sell it twice in the past few years. Why won’t it sell?

I knew that the condo has an HOA litigation and the owner occupancy rate is at 51%. So, FHA and VA buyers were out of the running for this property. FHA and VA usually are most of the pool for first time buyers. I decided, what the heck. It’s an investment / first time buyer’s perfect price point. Why? What’s wrong with it? Investment properties are my speciality. I need to see why won’t this place sell.

So, I went, met the owners. They told me the agent, didn’t want to do any marketing, no opens, no Facebook, nothing. Why? I ask… They didn’t know. After about two hours meeting with them, they agreed to allow me to try to sell it. I got the home prepped. Staged, professional photographed, pre-marketed, etc.

We went live. After one week, I noticed a few more properties that were the same model and price point in the complex. At first, I was like okay. We got some competition, here. Waited a few days, it was slow. Open house weekend, rain. Some showings.. Another week of opens. People were saying it needed some TLC. Okay. 14 days on the market, no offers… Great… nothing.

Then all agents have to say, is the words… VACATION. In the middle of Mexico City on vacation, I got a call from an agent anxiously wanting to see the property. Sure, go ahead. I can’t hear you that well. My phone isn’t working, but you can view it. That night, we had an offer. I negotiated it from my AirBnB in Mexico City and by the next morning, we were in escrow.

I was afraid it was too good to be true. However, the escrow was solid all the way through. No repairs, no problems… Talk about a smooth escrow. We even closed a few days early. Congrats to my sellers. They couldn’t be more relieved.

With housing prices appreciating at levels that far exceed historical norms, some are fearful that the market is heading for another bubble. To alleviate that fear, we just need to look back at the reasons that caused the bubble ten years ago.

Last decade, demand for housing was artificially propped up because mortgage lending standards were way too lenient. People that were not qualified to purchase were able to attain a mortgage anyway. Prices began to skyrocket. This increase in demand caused homebuilders in many markets to overbuild.

Eventually, the excess in new construction and the flooding of the market with distressed properties (foreclosures & short sales), caused by the lack of appropriate lending standards, led to the housing crash.

Where we are today…

1. If we look at lending standards based on the Mortgage Credit Availability Indexreleased monthly by the Mortgage Bankers Association, we can see that, though standards have become more reasonable over the last few years, they are nowhere near where they were in the early 2000s.

2. If we look at new construction, we can see that builders are not “over building.”Average annual housing starts in the first quarter of this year were not just below numbers recorded in 2002-2006, they are below starts going all the way back to 1980.

3. If we look at home prices, most homes haven’t even returned to prices seen a decade ago. Trulia just released a report that explained:

“When it comes to the value of individual homes, the U.S. housing market has yet to recover. In fact, just 34.2% of homes nationally have seen their value surpass their pre-recession peak.”

Mortgage lending standards are appropriate, new construction is below what is necessary and home prices haven’t even recovered. It appears fears of a housing bubble are over-exaggerated.

Watch Out Rattlesnakes in Rancho Penasquitos – Tips For Removing Snakes

Things are warming up and that means rattlesnakes are coming out of hibernation, and these creatures will bite if provoked. But San Diegans can take precautions if bitten. Rattlesnakes love to play hide and seek in bushes. However, they can’t hear you coming, but you can hear them and that’s why you need to be careful. You’ve got to watch your step, especially when you’re hiking near bushes and rocks, because rattlesnakes are ready to strike. Most bites occur between April and October and the greatest number of bites happen in May.

Since January 2017, County Animal Services has responded to 276 rattlesnake calls. That is about 50 more than the same time period last year. Last May was the high point with 156 calls but they can come in anytime. “Snake sightings jump during warmer weather but thanks to San Diego’s moderate climate, we can receive calls any time of year,” said County Animal Services Director Dan DeSousa. “Basically every season is rattlesnake season and they can show up anywhere from the coast to the deserts.”   People in the region surrounding Rancho Peñasquitos and the Black Mountain Open Space Park have logged the most calls this year — nearly two dozen, including one at Adobe Bluffs Elementary school during dismal time.

In fact, one family came in contact with a Four – foot Red Diamond Rattlesnake a few weeks ago.

This can be a real problem, but if you are seeking to sell—whether to upgrade or find a new neighborhood—there are a few ways to combat the low inventory.
Look to buy first In most markets it is a real mistake to put your home up for sale before you start looking for your new property. Identify the geographic area where you are interested in buying. Even if you don’t see anything on Zillow, it doesn’t mean you can’t or won’t find the right home.
Think outside the box Be proactive! Keep in mind that there are probably many people like you who want to make a move but are afraid as well. Have your real estate agent send a letter to the neighborhoods in the geographic areas where you want to live. The letter should be heartfelt and personal while announcing that you are ready to buy a home in that neighborhood. You could find a home to buy that may not even be currently listed or for sale.
Protect yourself legally Each state varies in how the purchase process is conducted.
